Q. What are the powers, duties, and responsibilities of the Association? A. As the governing body for all the owners in Windsor Pointe, the Association's responsibilities include: 1. Providing for the highest standards of maintenance and upkeep of the property, common area and screen planting easements and establishing and promoting the desired quality and character of Windsor Pointe; 2. Receiving property of every kind, whether real or personal, and administering and applying such property and the income therefrom exclusively for the benefit and purposes of the Association; 3. Receiving any gift, bequest, or devise of any property for any purpose specified by the donor or testator or for any of the purposes of the Association; 4. Providing for the insurance maintenance, repair or replacement of the entrance monuments and gates, landscaping, vegetation and fencing of easements and common areas. 5. To provide for a general fund to enable the Association to exercise its powers, duties, and responsibilities by levying an annual assessment and or special assessment; 6. To enforce any lien for non-payment of any assessment; 7. To take any action necessary to ensure compliance with the covenants and by-laws. Q. How are Board members selected? A. The Board consists of three individuals, each of whom owns a property in Windsor Pointe - two Directors are from the single-family homes and one is from the townhomes. Directors are selected at annual meetings, held on the second Wednesday of March. Prior to the Annual Meeting, nomination forms are delivered to each residence with instructions for running for an open seat on the Board as well as for voting. Each residence has one vote at the meeting. Q. What insurance does the Association carry? A. The Association carries liability and property insurance on all common areas. Q. What about the Townhomes? A. Townhome (condominium) owners actually belong to two Associations, the Windsor Pointe Community Association (WPHOA), and the Windsor Pointe Town Home Association (WPTHA). The WPHOA is responsible for the common areas...entrances, ponds, parkways, and the WPTHA is responsible for the areas belonging to townhome properties (lawns, driveways, gardens).
